Residential Driveway Sealing

What Driveway Sealing Does For Your Home

Residential driveway sealing (sealcoating) is a protective layer applied on top of your asphalt. This layer slows damage from UV rays, water, road salt, and oil leaks, which are the main causes of cracking and potholes in our climate. Done on the right schedule, sealing helps your driveway last many extra years and keeps it closer to that “freshly paved” look instead of fading to grey and raveling at the surface.

Our 4-Step Approach

Pavement Repair

Before we touch a shovel or spread a drop of sealer, we treat your asphalt like a patient. Every surface has its own “medical history,” traffic load, and pattern of damage, so guessing is not an option. Our step-by-step pavement health check looks at what’s happening on the surface and below it, then prescribes the right treatment for each area, whether that’s a simple pothole repair, a protective seal, or a full resurfacing.

Pavement Assessment

We start with a full walk-through of your asphalt. We look at colour changes, cracking patterns, potholes, drainage, and safety risks like heaving or trip hazards. This gives us a clear picture of the current “health” of your pavement at ground level.

Pavement Medical History

We review your pavement’s “history” including age, traffic loads, winter damage, past repairs, sealcoating cycles, and recurring problem areas. This explains why issues are showing up now and how likely they are to come back.

Diagnosis & Treatment Plan

We combine today’s assessment with the pavement history to diagnose surface wear, structural failures, and base problems. From there we design a tailored treatment plan for each area, from crack repair and patching to sealcoating or full resurfacing.

Repair, Resurface & Protect

Our crews follow the plan to repair, resurface, and protect the asphalt, including line painting where needed. You leave with a restored surface and a simple maintenance schedule so you can protect your pavement investment over time.

Detail-Focused Driveway Sealing For Homeowners

Most homeowners do not want a quick spray-and-go job that peels in a season. They want a driveway that looks clean, drains properly, and survives winter without falling apart. Asphalt Aesthetics Club uses a residential process built around preparation, crack treatment, and clean application so your driveway gets protection, not just colour.

Frequently Asked Questions About Residential Driveway Sealing

Most residential driveways in the GTA benefit from sealing every 2–3 years, depending on sun exposure, traffic, and winter conditions. If your driveway is very faded, rough, or shows small cracks after two winters, it is usually time to seal again.

Sealing is best from late spring through early fall, when temperatures are consistently warm and the surface is dry. Early fall is often ideal, because the asphalt is still warm enough for proper curing and your driveway gets a fresh protective layer before winter.

As a rule, plan to keep vehicles off for 24–48 hours. Foot traffic is often fine sooner, but full cure time depends on temperature and humidity. Driving on it too early can leave marks and shorten the life of the sealer.

Sealing is not a structural repair. Small hairline cracks may blend visually, but open cracks, holes, and low spots need to be repaired first with proper crack filler or patching. After repairs, sealcoating ties the look together and helps keep new damage from spreading.
If the surface is mostly intact but faded, lightly cracked, or dry-looking, sealing and crack repair are usually enough. If you see deep potholes, widespread “alligator” cracking, or sinking areas, the base may be failing and replacement or resurfacing is more cost-effective than repeated sealing.
